Lejonfastigheter is moving towards a seamless digital information flow

Lejonfastigheter is a process-oriented property company with a long-standing focus on digitalisation and efficiency. A key element in their development is the shift from traditional drawing-based information to object-based building data, with the goal of creating a continuous digital information flow throughout the entire lifecycle of their properties. The starting point was to establish a comprehensive solution for property information and technical asset management, where the same data can be leveraged across multiple systems – without manual steps or duplicate storage.

In partnership with Fellowmind, Twinfinity has been responsible for the digitalisation of the property portfolio, the establishment of a document and drawing management system, and the integration of building information into the property management system implemented by Fellowmind in the project.

Digitalisation of property portfolio – 800,000 sqm

Twinfinity has supported Lejonfastigheter in creating digital 3D models of their entire property portfolio – a total of approximately 300 models covering 800,000 sqm.

Document and drawing management in Twinfinity®: Documents
Twinfinity’s platform is used as the archive for the developed A-models. Files are stored in a structured way with automatic version control and role-based access, ensuring that there is always a valid and up-to-date version available for each building.

Over time, the solution can be expanded into a complete archive where all drawings, original documentation, and operation & maintenance manuals can be managed and stored in the same way. This would enable all property-related documentation to be consolidated into one single platform – increasing accessibility and streamlining workflows across the organisation.

Integration and workflows
All BIM models are stored in the Twinfinity platform and automatically converted into structured building data. Through our APIs, this information is made available both in Twinfinity applications — such as Area Utility, the Validator, Changes and Assets, and the Viewer — and in the property management system.

The models therefore serve as the master data for the building structure. Through our REC sync, based on RealEstateCore, the building data can be seamlessly integrated with Fellowmind’s Dynamics 365 solution. When a building changes — for example during renovation — the model is updated, and the changes are automatically synchronised, ensuring that property information is always current and consistent.

An integration with the case management system Jira has also been established. Change requests can be registered directly in the model, sent to the Twinfinity team for updates, and then synced back to Lejonfastigheter’s systems. This creates a smooth and traceable process where the history and status are always visible — both in Jira and in the property management system.

The project also includes Twinfinity Embedded, enabling Lejonfastigheter to embed 3D models directly into their property management system. Fellowmind has developed customised interfaces where Lejonfastigheter can combine model visualisation with other property data.

Expected outcomes

Lejonfastigheter’s overarching goal for the project is to establish a modern and user-friendly solution that supports their long-term ambitions. Expected outcomes include:

The organisation can more easily leverage available information for planning, execution, analysis, and proactive work.
Work is based on shared master data that follows the building throughout its entire lifecycle.
Flexible, modular, and scalable solutions create the conditions to meet new needs over time.
Handover between project and operations is supported through quality-assured building information models.
