How ÖBO uses Twinfinity in their digital journey

Digitalising property management is not just about introducing new systems. It is largely about creating structure, evolving ways of working, and making data usable in everyday operations. ÖBO has, over time, been working on digitising its archive, moving from drawings to 3D models, and has come a long way towards a more model-based way of working. Alongside this shift, new opportunities have also emerged in how information can be used.

Structure and centralise property documentation in a shared environment

Since 2023, they have been using Twinfinity Documents to structure and centralise their property documentation in a shared environment, making information easier to find, understand and use.

“As we digitise our archive and create 3D models, we are starting to use the models more, for example for area classification and quantity take-offs.”

That type of information can be easily accessed in the Area Utility app, where building areas are visualised in a clear and intuitive way.

Instead of interpreting information across different systems, drawings and spreadsheets, you get a direct and visual understanding of how spaces are divided and how they are used.

The next step for ÖBO is to start using the integration module for business data in Area Utility.

Through an API connection to their property management system, they will be able to visualise contracted areas directly in the model, along with the associated lease information. In this way, technical building data is connected with business data in one and the same context.

For ÖBO, this is an ongoing journey with a clear goal. Digitalisation should create real value and be easy to use across the organisation. With Twinfinity, they are taking steps towards a more connected, data-driven and practically usable approach to property management, where information is not just stored, but actively used in a simple and effective way.

A complex starting point

The starting point, as for many property owners, was complex. A lot of information already existed, but was scattered across different systems and formats. Migrating historical data, introducing new ways of working, and moving from drawings to a model-based approach requires change across the entire organisation. At the same time, the long-term goal was clear:

“We wanted a system that is integration-friendly and simplifies our processes” says Benjamin Kesenci, BIM Strategist at ÖBO.

Structured information creates better foundations

By bringing information together in a more structured environment, it becomes easier to connect processes. It also aligns with ÖBO’s broader strategy of building a more cohesive IT landscape, with a focus on integrations and a data-driven way of working.

As the structure has been put in place, the way it is used has also evolved. The models have gone from being something new to becoming a practical tool in everyday work. They are used to create overview, support decision-making and improve efficiency. This is part of a broader development where ÖBO is working to structure and visualise its property portfolio in order to create better decision support.

Working operationally within the same structure creates a clear and cohesive whole

Alongside their work in Twinfinity Documents, ÖBO also sees the value of working more operationally within the same structure.

With the support of Twinfinity’s apps, such as Activities & Tasks, , inspections and other activities can be linked directly to the right location in the building’s 3D model. This creates a clear and cohesive whole where planning, execution and follow-up are connected. At the same time, it strengthens the ability to work more data-driven and use digital tools across more parts of the organisation, which is something ÖBO is striving for.

In summary

With Twinfinity as a foundation, ÖBO has created a cohesive structure for its property data, where information is not only stored but actively used in the organisation. This provides better overview, more efficient ways of working, and stronger decision support.
